Includes part of downtown with Victoria Park and St Marys Hospital. Here you will find Kitcheners major industrial basin, Fairview Park Mall plus a number of parks and recreational areas. There is also an abundance of undeveloped land and new developments in this area.
BEECHWOOD FOREST/HIGHLAND WEST as the name implies takes in two areas. Beechwood Forest is primarily at Monarch Homes development of the 80s comprised of homes of 2000 square feet or more. Highland West includes a mix of townhouses, retirement condos, semi-detached and detached homes most of which have been built since 1988. There is still some building going on in this area. Students are bused in most cases. Prices cover most ranges.
VICTORIA HILLS mixes commercial properties, older homes, condo townhouses, semis and some newer detached homes. Building took place here from before 1960 to 1990. There are also several high rise apartment buildings in this area. Convenience to shopping, banking, schools and access to downtown or expressway are pluses for this area.
WEST WARD/DOWNTOWN KITCHENER is an area of older homes and industrial properties. It also includes Victoria Park with its summer & winter activities. Most homes in this area are brick built before 1940 and prices are predominately in the lower range.
FOREST HEIGHTS defines subdivision. Started in the 70s, the final construction has just about finished. With every form of housing from starter condo to executive as well as good schools and other amenities many people choose this area. There is a large commuting crowd who call Forest Heights home since there is quick access from here to 7&8 to 401.
FOREST HILLS is considered the original "Suburb" [also see Stanley Park] Built in the sixties with larger lots, buried services and tree lined streets it is a prestige area for many home buyers. Mostly detached homes, prices range from mid to upper. The area has well established schools, churches, shopping etc. The right hand side of the area is the home of St Marys Hospital surrounded by older homes including a number of small wartime homes which are good starter homes.
SOUTH WARD/ROCKWAY is an eclectic mix of old downtown homes, commerical/industrial properies, small apartment buildings and older semis or other housing. A great area for first time buyers or renovators as well as those looking to buy duplexes or triplexes.
LAURENTIAN HILLS/GLENCAIRN is the location of major current building toward the left side with major subdivision development underway. As you travel to the right the age of homes becomes older with much of the area built in the late 60s and early 70s. Mostly detached homes ther are a fair representation of semis also. Prices generally range from lower to middle. Most of the area has well established schools and shopping. Access to Highways 7&8 and the industrial basis are pluses.
COUNTRY HILLS/ALPINE VILLAGE has a large section of commercial/industrial activity as well as large undeveloped land which should soon see housing activity. Built mosting in the late 60s and 70s there are excellent schools and shopping for a wide range of property types and price ranges. Most of the area would be in the lower to middle price ranges. Access to Highways 7&8 and the industrial basis are pluses.
FAIRVIEW/KINGSDALE takes in a large commercial area including Fairview Plaza. Built mostly before 1960 it includes a number of bungalows on larger lots as well as semis and apartment buildings. This is a major area of consideration for first and second time buyers amoung others. Prices are in the starter to medium range.
HURON PARK is the major industrial area of Kitchener with significant heavy and light industry.
WILLIAMSBURG is presently country with a few homes on larger lots, older farm houses and several gravel pits etc.
PIONEER PARK/BRIGADOON takes in large areas of undeveloped land as well as several well established subdivision communities. Pioneer Park includes Conestoga College, some highrise development, condo townshouse, semis and all prices of detached homes. Easy access to the industrial basin as well as 401 are pluses. Prices range from starter to executive as almost every type of home is available. Brigadoon is any area of mid to upper priced detached homes on the left side of Pioneer Park built mostly since 1990. Further development in this area can be expected.
EDGEHILL/HIDDEN VALLEY is made up largely of conservation land, Deer Ridge Golf Course and commercial development along old highway 8. There are several small enclaves of development. Hidden Valley is primarily upper executive homes on acre lots. Edgehill and Grand Hill also feature older executive homes. Much of the area was on well and septic systems until recently. There are major development plans for land in this area.
