WATERLOO WEST includes such points of interest as Waterloo Park, Wilfred Laurier University, The University of Waterloo and Laurel Creek Conservation Area. Much of the new development in Waterloo will take place in this area and several major companies have their activities centred here. Also included in the area is part of Kitchener containing Grand River Hospital and Westmount Golf Club.

 

LAURELWOOD/ERBSVILLE is the newest area of development in Waterloo. Here you will find brand new subdivisions as well as some homes built since 1990. Located minutes of the Universities and the North Waterloo Industrial Park including NCR/AT&T, Hewlett/Packard and Raytheon.

LAKESHORE NORTH also known as Northlake Subdivison was developed starting in the late ‘70s and is just about completed. It is made up of several areas of semi-detached homes but the majority of the area is detached homes in the mid to upper price ranges. Good schooling with some busing and access to shopping as well as many work places. As close as you can get to being in the City and in the Country.

LAKESHORE/PARKDALE with a mix of some small apartment buildings, some condo townhouse, semis and detached homes is one of the early subdivisions of Waterloo developed between 1960 and the late ‘70s. Home prices range from starter to mid valued. Be aware that there is a large university student population in much of this area. In most cases you are less than five minutes from downtown Waterloo.

UPPER BEECHWOOD/BEECHWOOD WEST with a small cluster of starter condos and upscale condos is mostly upper range larger detached homes. Developed starting in the late ‘70s, this area has community associations with tennis courts/pool etc. With the exception of an excellent public school the majority of students in this area are bused.

BEECHWOOD/UNIVERSITY is a diverse area which must be divided to be described. Starting at the core of Waterloo with 50+ year old homes it takes in both Universities, downtown shops and businesses as well as Beechwood considered the ‘place to be’ for upscale Waterloo residents. Property types run the full range in this area from starter to top-of-the-line executive homes. If this area is of interest to you we need to talk.

WESTVALE divides roughly into the area developed 1970 to 1985 and 1985 to present. A completely self contained subdivision similar to Lakeshore North there is every kind of housing available with the exception of apartment buildings. Prices range from starter to mid-upper. Westvale is the area of choice for many buying their second home. Excellent schools and quick access are two pluses. Many residents would not consider living anywhere else.

OLD WESTMOUNT/MAPLE HILLS as the name implies is one of the original areas developed in Kitchener/Waterloo. Running from old homes in downtown to the executive homes of Westmount it includes Westmount Golf Course. Most of this area was fully developed by 1960 and many homes in the area sell at a premium due to their location. It is also of note that half this area [including half of Westmount Golf Course] is in Kitchener - a fact that goes unnoticed when you drive down a street.

NORTHFIELD INDUSTRIAL includes a number of small to medium manufacturing facilities including Kraus Carpets and AT&T. Road connections are excellent in this area.
